The landlord wants a large deposit or extra fees

General information for New Jersey, New York and Washington, DC · Last updated

Quick answer

The label on a charge does not necessarily determine whether it is lawful or counts toward a cap.

Do now

Request a written breakdown of rent, security, application, pet, amenity, and other fees. Compare the actual housing type and local requirements. Keep the listing and proposed lease before paying.

Watch for

Subsidized housing, special occupancies, and regulated units can have additional rules. Do not assume a “nonrefundable” label defeats legal protections or that all pet-related charges are identical to assistance-animal accommodation issues.
